Panaji: The Goa Tourism Development Corporation (GTDC) has decided to renovate and upgrade its residencies at Margao, Mapusa, Vasco and Calangute (annexe) in a bid to make them more competitive. Situated at prime locations in three towns and one coastal village, the residencies were constructed prior to 1980 and offer just a few basic facilities. No major renovations have been carried out post-2004, a GTDC official said.

Tenders for renovationincluding planning, conceptualising, estimating and executingare expected to be floated shortly.

While hotels operated by private players do reasonably good business, occupancy at GTDC residencies is either moderate or less than moderate in comparison, except during peak season in December.

"We plan to change the flooring and upgrade interior decoration, sanitary ware and electrical components," the official said, adding that no major renovation would be undertaken due to a paucity of funds and also because the GTDC is keen on targeting tourists from lower income groups.

"During assessment, however, if it's felt that any of the residencies in question need a structural change, we will take up," the official said.

When the river-facing Panaji residency was renovated a year ago, the corporation reported a marked jump in revenue. "There is no reason why the three residencies currently slated for renovation should not do good business as well after refurbishment," the GTDC official said.

The corporation is also planning on giving its residencies at Miramar, Anjuna and Britona out on long lease.
